5 Star Hotels In Kandy

Table of Contents

Search for 5 star hotels in Kandy, and you’ll get lists of 30, 40, even 70 places. Villas with three rooms, guesthouses, old colonial hotels, and brand-new resorts all wear the same five stars on Booking.com, Agoda, and Trip.com.

The truth is much simpler. According to the Sri Lanka Tourism Development Authority (SLTDA), only four hotels in the Kandy area are officially classified as five-star: Mahaweli Reach, Earl’s Regency, The Golden Crown and The Grand Kandyan. Out of 33 five-star hotels in the whole country, these are the only ones in Kandy.

In this guide, I go through each of the four in depth, covering location, rooms, food, pools, and who each one suits best. At the end, I’ve also covered the luxury hotels people often assume are five-star, and what they’re actually classified as.

What Makes a Hotel Officially 5 Star in Sri Lanka?

In Sri Lanka, star ratings are given by the SLTDA, the government body that registers and licenses every tourist establishment in the country. Hotels are inspected and graded from one to five stars, and the SLTDA describes five-star hotels as having a superior standard and an extensive range of first-class guest services.

The stars you see on booking sites are different. Those are usually chosen by the property itself or estimated by the platform, which is why a small villa in the hills can show up next to a 150-room hotel with the same rating.

Not every luxury stay fits the star system, either. Small high-end places are often registered as boutique hotels or boutique villas, which have their own category and no star rating at all. So “not officially five-star” doesn’t always mean “not luxurious.” It just means the hotel hasn’t been graded on the five-star scale.

If you want to check any hotel yourself, the official register is searchable on the Sri Lanka Tourism website (srilanka.travel) under Hotels & Other Accommodation. You can filter by district and star rating, and each listing shows the hotel’s registration number and licence validity.

Hotel Area Distance to Temple of the Tooth Rooms (SLTDA) Opened Best for
Mahaweli Reach Katugastota, on the Mahaweli River About 5 km 116 Five-star since 2000 River setting, heritage, families
Earl’s Regency Tennekumbura About 5 km 96 Long-established Views, resort feel, weddings
The Golden Crown Ampitiya About 2.6 km 154 2017 Modern luxury, families, pool
The Grand Kandyan Lady Gordon’s Drive About 1 km 100 — Staying close to town, rooftop pool

Room counts are taken from the official SLTDA register. Hotels sometimes advertise a different number after renovations or new wings.

Mahaweli Reach Hotel, first 5 star hotels in Kandy

1. Mahaweli Reach Hotel

If any hotel has earned the title of Kandy’s original luxury hotel, it’s Mahaweli Reach. On 29 October 2000, it became the first hotel in Kandy to receive an official five-star classification, and it has held on to that status ever since.

Location

The hotel sits on the banks of the Mahaweli River on P.B.A. Weerakoon Mawatha in Katugastota, about 5 km from the town centre. It’s far enough out to feel calm and green, but a tuk tuk gets you to the Temple of the Tooth in around 15 minutes, traffic permitting.

History

Mahaweli Reach started life as the ancestral home of the Panabokke family and grew from a four-room guesthouse into the large hotel it is today. The building, designed by architect Ashley de Vos, has a colonial look that has aged well, and the hotel is now run as a joint venture with the Universal Group.

Rooms

Most rooms are spacious Deluxe Rooms with private balconies looking out over the gardens, the pool or the river, decorated in a traditional Kandyan style with colonial touches. The suites go up to an Executive Suite with a jacuzzi tub and a two-bedroom Presidential Suite. If you’re booking, ask for a river view. Regular guests say the rooms could use an upgrade, but they’re large and comfortable.

Food and Drink

Uyana is the main restaurant, serving buffets and international dishes, while the Gangula Terrace by the river is the spot for a quieter dinner. There’s also a poolside bar. Guests regularly single out the breakfast and the restaurant staff.

Facilities

The river is the star here. You can take a boat ride along the Mahaweli, including an early-morning cruise with breakfast. On land, there’s a big freeform pool with a separate children’s pool, an Ayurvedic spa, a gym, a tennis court and a snooker table. The hotel also runs cookery classes and even lessons in draping the Kandyan sari, and its banquet hall seats up to 400 for weddings.

What Guests Say

The overall feeling from reviews is old-world charm with genuine warmth. Many guests have been coming back for years, and it’s a favourite with local families on long weekends. The main complaint is that some rooms feel dated compared with newer hotels.

Earl's Regency Hotel

2. Earl’s Regency Hotel

Earl’s Regency is the most-reviewed of Kandy’s five-star hotels, and it’s one of the Aitken Spence group’s flagship properties in the hill country. It’s also the hotel many Sri Lankans picture when they think of a big Kandy wedding.

Location

The hotel is in Tennekumbura, about 5 km outside Kandy on the road towards Kundasale, across the Tennekumbura bridge over the Mahaweli River. Expect a 15 to 20-minute drive into the centre, depending on traffic. The upside is the setting: it looks out over the river valley and the hills towards the Knuckles range.

Design

What makes Earl’s Regency stand out is the way it’s built into the landscape. The hotel incorporates a riverside rock face, and guests often compare its style to Heritance Kandalama, where the building feels like part of the hill rather than something placed on top of it. The pool curves around natural rock formations, and the grounds are full of mature trees. For an older property, it has been kept in very good condition.

Rooms

Rooms are spread across the main building and newer wings, and every room has a private balcony looking out over the countryside. There are premium and deluxe rooms, family rooms and interconnecting rooms, plus suites, some with whirlpool tubs. The décor is classic and local rather than ultra-modern.

Food and Drink

Far Pavilions is the main buffet restaurant, and the buffets, both breakfast and dinner, are one of the things guests praise most. Royal Spice serves Indian food with an outdoor terrace, and the Mountbatten Lounge is a relaxed bar for a drink in the evening.

Facilities

The large freeform pool has a children’s pool and a bar next to it, and there’s an outdoor playground, so families are well looked after. The Ayu Spa offers Ayurvedic massages, with a steam room, hot tub and a gym. The hotel’s ballroom and banquet halls are among the busiest wedding venues in the Kandy area.

What Guests Say

Guests love the setting, the buffet and the service, and many wish they’d booked more than one night. Older reviews mention some wear in the rooms, but recent ones are consistently strong.

golden crown hotel. one of the best kandy city hotel

3. The Golden Crown Hotel

The Golden Crown is the newest of Kandy’s official five-star hotels, and the biggest by room count. It opened in November 2017, built by Serene Holdings, the group behind the Serene Grand hotel in Kandy, with an investment of more than 15 million US dollars.

Location

The hotel is on Ampitiya Road at Udugama, about 2.6 km from the Temple of the Tooth. It sits among paddy fields and green hills, so it feels like you’re in the countryside even though town is a 10-minute drive or a longer walk away.

Rooms

This is the most modern of the four. Rooms are spacious with a calm, contemporary design, and there are suites and serviced apartments for longer stays or bigger families. The top suites even come with private lift access, and the hotel has its own helipad.

Food and Drink

Savana is the main restaurant, serving breakfast and dinner buffets with a wide range of Sri Lankan and international dishes. The buffet staff get a lot of personal praise in reviews. Treats is the coffee shop for lighter meals and high tea. For drinks, the hotel has bars in both wings, and its CITTA bar is one of my picks in our guide to the best spots to grab a cold beer in Kandy. Order the buffalo wings.

Facilities

The infinity pool is the highlight, set high up in the building and looking out over the paddy fields, with the Kattika pool bar beside it. In the evening you can watch birds fly low over the fields as the sun goes down. There’s a spa, sauna and fitness centre, plus a kids’ club and playground. The banquet halls can host over 2,000 people in total, so expect weddings most weekends.

What Guests Say

The Golden Crown gets top marks for its modern rooms, the infinity pool view, and the buffets. Families especially like the kids’ club. The few complaints are mostly about busy service on big event days.

Best for: Modern luxury, families, infinity pool views

grand kandyan1 1

4. The Grand Kandyan

The Grand Kandyan is the closest of the four to the city, and the one you’ve probably seen from town: a large, palace-like building on the hillside above Kandy. It’s the most dramatic-looking of the four, both inside and out.

Location

The hotel is on Lady Gordon’s Drive, about a kilometre from the Temple of the Tooth and a few minutes’ walk from the Udawattakele forest reserve. It’s the only official five-star where you could realistically walk into town, though the road back up is steep, so most guests take a tuk-tuk.

Design

The whole hotel is designed to feel like a palace, with a grand lobby, chandeliers, and lots of decoration. Some guests love the drama; others find it a bit over the top. The bonus of the hillside position is the 360-degree view over the city and the surrounding mountain ranges.

Rooms

There are 100 rooms and suites, including deluxe rooms with balconies, junior suites, and honeymoon suites with spa bathtubs. Rooms have city or hill views. Reviews on room condition are mixed, with some guests mentioning signs of wear, so check recent reviews for the room type you’re booking.

Food and Drink

Tamarind is the all-day restaurant, with buffets from breakfast to dinner. Lemongrass serves Thai food with views over the Kandyan hills, and there’s Indian cuisine on the menu too. Opera, the lobby café, does cakes, coffee and cocktails, often with live music in the evening.

Facilities

The rooftop pool on the fifth floor is the big attraction, with wide views over Kandy, plus a sky lounge, a children’s pool and a pool bar. Non-guests can pay for pool access, which makes it a popular afternoon escape for families. There’s also a Balinese-style spa, a gym, a salon and several wedding and conference venues.

What Guests Say

Guests rate the location, the views, the food, and the pool highly, and many single out friendly staff. The common criticism is that the décor feels overdone and some rooms don’t quite match the five-star label.

Best for: Staying close to town, rooftop pool views, a pool day out
Location: No. 89/10, Lady Gordon’s Drive, Kandy

Which 5-Star Hotel in Kandy Should You Choose?

All four are proper five-star hotels, but they feel very different.

  • For staying close to the city: The Grand Kandyan. It’s about a kilometre from the Temple, with a rooftop pool overlooking town.
  • For a modern hotel: The Golden Crown. It’s the newest of the four, with the most contemporary rooms and an infinity pool over the paddy fields.
  • For a river setting and heritage: Mahaweli Reach. Boat rides, a big garden pool, and over two decades as a five-star.
  • For views and a resort feel: Earl’s Regency. Built into the hillside above the Mahaweli valley, with one of the best buffets in Kandy.
  • For families: The Golden Crown, with its kids’ club, or Earl’s Regency, with its playground and kids’ pool.
  • For weddings: Earl’s Regency and The Golden Crown host the most, and both have huge banquet spaces.

If you’re planning to visit during the Esala Perahera in July or August, book early. All four fill up, and The Grand Kandyan, being closest to the procession route, goes first.

Luxury Hotels in Kandy That Aren’t Officially 5-Star

Several well-known hotels in and around Kandy appear on booking sites as five-star but aren’t on the SLTDA’s five-star list. That doesn’t make them bad choices. Some are excellent. It just helps to know what you’re booking.

Cinnamon Citadel Kandy is often listed as five-star online, but the official register classifies it as a three-star hotel. It’s still a lovely riverside property on the Mahaweli with great buffets.

Kandy Myst by Cinnamon opened recently on Katugastota Road, with a heated pool and modern rooms. At the time of writing, it doesn’t appear on the official five-star list, which may simply be because it’s so new.

Radisson Hotel Kandy, Amaya Hills, Grand Serendib and Thilanka are all popular upscale choices, but none are on the official five-star list.

Boutique luxury stays like Santani Wellness, Kings Pavilion and Jetwing Kandy Gallery are a different category altogether. These small, high-end properties are registered as boutique hotels or villas rather than given star ratings. Some of them, Santani in particular, cost more per night than any of the four hotels above.
